We do the lot on one contract, one schedule, one person to ring. A two-bed terrace refresh and a stripped-back Victorian semi are not the same job, so we survey the property properly and put a full written scope and fixed price in front of you.

Why there is no price on this page
Every full house is different, and a published figure would be guesswork dressed up as a quote. We survey the property, write a room-by-room scope, and give you one fixed price against it. The payment terms are the same as every other job we do. 10% to book. After that you pay for your materials once they are in your house, and for the work once it is finished.

A whole house has no standard shape, so the payment schedule is written into your contract at survey alongside the room-by-room scope. The principle is the same: you pay for rooms that are finished.
Pay the deposit on a credit card if you can. On a contract inside the limits set by the Consumer Credit Act, that puts the whole job under Section 75 and makes your card issuer jointly liable alongside us. It costs you nothing and it is worth doing whoever you hire.
The bit everyone worries about
Ask around and it’s never really the price. It’s the builder who took the deposit, started, and then stopped turning up. So here’s what we put in writing on every job.
10% to book, then nothing in advance
The going rate in this trade is 10–15%, and homeowners are told to walk away from anything over 25%. We're at the bottom of that range. Pay it on a credit card and Section 75 covers the whole job, not just the deposit — most builders won't mention that. After the deposit, every payment lands on something you can see: your materials in your house, then the work as it's finished.
On site every working day
Once we start, we're there each working day until it's done. We don't take your job on and then vanish to somebody else's for a fortnight. It's the reason we turn work down when the diary's full instead of squeezing it in.
Walk away if we don't turn up
If we're off site for 3 working days running and we haven't agreed it with you first, you can end the contract there and then and pay only for what's finished. In writing, on every job.

Why is there no price on this page?
Because any number we published would be a lie until we have seen the house. A three-bed semi needing a cosmetic refresh and a three-bed semi needing a rewire, damp work and a new roof are not the same job. We survey first, then give you a full written scope and one fixed price. We do the same on bathrooms and kitchens, for the same reason.
Can I live in the house while you renovate it?
Usually yes, and most people prefer to. We sequence the work so you always have a working bathroom and somewhere to cook, and we dust-seal the areas we are not in. If the property is empty we can run rooms in parallel and finish considerably faster.
How do payments work on a job this size?
Stage payments tied to completed work, never to dates. You pay for a room when that room is done and you have signed it off. The deposit is 10% on signing, which goes towards the materials we buy before we start — the trade norm is 10 to 15%, and you are told to walk away from anyone asking over 25%.
Do you handle building control and structural work?
Yes. Where a job needs a structural engineer, building control sign-off or a party wall agreement, we manage it and it goes in the scope. We will tell you at survey stage if your plans need planning permission.
